marketing your property
When marketing the property we use Zillow, Trulia, Hot Pads, Craigslist, and our site. We are more than happy to use other websites for an additional fee.
choosing a tenant for your investment
Our owner, Kristin, does all of the showing of the properties to give us the opportunity to get to know the prospective tenants. Once a tenant has submitted an application we call rental references, verify employment, credit check and run a criminal background check. All forms we use are Real Estate Commission drafted and approved and our leases are drafted by licensed Real Estate Attorneys. We are always up to date on new laws and requirements through our monthly meetings with our Real Estate Attorney.
evaluations and walk-throughs
Meeting you - We will spend time with you at the property so we can get to know what your expectations are, help you understand the market in your area, how to make the property more marketable, and answer any questions you may have. Our goal is a smooth transition to professional management.
Management of the property- In the summer months we provide a monthly drive-by to ensure the lawn is being maintained and during the winter months we provide a bi-monthly drive-by. We inspect the interior of every property at 6 and 12 months of the lease agreement term when needed.
We use Rent Manager software which offers an easy and stress free experience for both you and the tenants. The rental payments will be direct deposited to your account on the 15th of each month a monthly detailed income and expense statement are available through the Rent Manager owner portal. All security deposits are kept in a security deposit escrow account to guarantee no co-mingling of funds.
repair and maintenance
We use licensed and insured vendors for all work on the properties. All of the vendors we use have established a trust worthy relationship with us by providing quality work, quick response, and fair pricing. If a repair is needed on the property that is under $500 we simply deduct it from the rents received. If it is a large issue, we will call you to discuss a plan of action and cost.
We take all calls from the tenants and handle all complaints, emergencies, and feedback. Each month we collect the rents and contact tenants for unpaid rents, as well as deliver 3 Day Notices when needed. In the unfortunate event of an eviction, we have attorneys who assist through the whole process. We will also communicate with you regularly about your property, so you can remain confident in your investment.
